Dear Guest, 

​

PLEASE PROCEED TO READING OUR HOUSE RULES BEFORE BOOKING: Please read and agree, in order to have your booking approved and receive your check-in instructions! 

​

You are Personally Responsible for this apartment during your stay and must stay for the agreed duration unless you have made prior arrangements with us. 

​

1. REFUNDABLE DEPOSIT: A refundable $250 security deposit is required at least 48-72 hours prior to check in. If we have not received your security deposit, you will not receive your security deposit, you will not receive access codes until it is paid. If it has not been paid within 24 hours of your check in, you will need to contact us to cancel your reservation. The security deposit request will be sent through our resolution center. The security deposit will be refunded via the resolution center as long as the house rules were followed and there are no damages to the property.

2. GOVERNMENT ID: A list of occupants & copy of a government-issued ID (e.g., driving license or passport) is required for each Adult guest staying with us within 48-72 hours of check-in. This information is collected for verification purposes only and is not stored or otherwise used for any other purpose. The booking guest must have a clear profile picture. The request will be made through the site messaging after the reservation is approved. No in person verification will be accepted. NO EXTRA GUESTS without prior approval. Guests with no ID or not on the list, cannot check in. We do not allow unregistered or unpaid for guests on the property at any time. If you bring extra people, we  reserve the right to have those people leave or terminate the reservation immediately without refund. There will also be a $100 charge per guest/day for unregistered guests.

3. OCCUPANCY LIMITS: Occupancy is limited to four guests per apartment (i.e., two guests in each-bedroom, two guests may use air mattress). Babies under the age of two are not included in this count. Not suitable stay for Babies under the age of two.  Guests may only sleep on the beds for hygiene reasons.

4. QUIET HOURS are from 10PM-7AM. This property is not suitable for any children under the age 2., gatherings, events or parties. The reservation will be subject to immediate termination without a refund. Any event that triggers a noise complaint beyond an acceptable level, will be subject to a $500 security visit fee and the reservation will be immediately terminated without a refund. We use a decibel-monitoring device from Noise Minut to ensure 100% privacy-compliance. No gatherings or loud noises outside of the apartment hallway at any time. Any event that triggers a noise complaint beyond an acceptable level, will be subject to one warning and if repeated violation occurs a second time, a $300 fee will apply, and the reservation will be immediately terminated without a refund. If the police are called for a disturbance, then the fee of $500 applies.

5. CAMERA DEVICES: Tampering or breaking the outside CAMERA in any way, including disabling, covering, or blocking will result in  $350 maintenance repair fee/ violation and immediate eviction from the property without a refund. 


6. ZERO tolerance policy for smoking/vaping or pets inside of the unit. The reservation will be subject to immediate cancellation and a $500 deep cleaning fee.  If evidence of smoking and vaping or a pet is found after checkout, an additional $500  deep cleaning fee will be charged. 


7. DO NOT leave the front door unlocked or open at any time. A violation fee of $150 will apply if the door is left open or unlocked at any time. You are responsible for the property during the time of your reservation.

8. LATE CHECKOUTS: Checkout time is 10:00 AM. On rare occasions we may be able to accommodate an early check-in or late check-out, but this requires written permission from the host and can usually only be confirmed on the day of arrival/ departure & includes an additional fee of $30 per hour. There is a $100 unauthorized late checkout fee applied for checkouts later than 11:00 AM, cleaning and sanitation crew already have set appointment times to clean. If unauthorized checkout is later than 12:00 PM,an extra $200 fee per hour will be charged in addition to any charges that may have impacted the following booking.

9. COMPLAINTS: Any complaints regarding the property must be expressed to the host immediately. Permission will be automatically granted for the host and/ or hosting team or any assistants to enter the property to attempt to remedy any complaint. Any denied permission of entry automatically forfeits your request for a refund to the host, and/or the space is determined suitable for the entire stay.

10. NO REFUNDS FOR THIRD PARTY AMENITIES: We are not responsible for third party amenity interruptions such as electricity, cell phone signal, water, or internet ( for example, weather, downed power lines, no cell service, etc..). We are not responsible for property amenities being closed or serviced during your stay. 

​

11. NO MAIL will ever be accepted at this address, regardless of length of stay. Do not have anything shipped to the apartment without prior permission. Guests must have the host's written approval prior to packages being shipped to home. NO MAIL will ever be accepted at this address, regardless of length of stay. 

​

12. LONG TERM stays (2+ weeks) are subject to an additional cleaning fee of $100 every month to ensure cleanliness of the space. This will be collected at the time of the booking, through the resolution center. If pets, please review pet policy.

​

13. ADDITIONAL FEES. If you break or damage something inside the apartment, you will be responsible for any MISSING or DAMAGED item(s) at the replacement cost of the item(s). An inventory has been completed of every item in the unit. 

​

14. Please do not use white towels to remove make-up as the towels get stained and we cannot use them for the next guest. Please do not use towels or washcloths to clean and wipe down your shoes. A fee of $20 to replace towels set will apply if damaged. There are makeup remover wipes provided in the bathroom storage. 

​

15. You will be responsible for any MISSING or DAMAGED item(s) at the replacement cost of the item(s). An inventory has been completed of every item in the unit. 

​

16. THIRD PARTY BOOKINGS will be canceled immediately with no refund. 

​

17. Please do not toss feminine products, trash or disposable wipes down the toilet. 

​

18. Please do not move around or rearrange furniture in the apartment. 

​

19. NO PETS are allowed without the host’s consent. A $300 violation fee will be charged if evidence is found of a pet entering the apartment and subjected to cancellation of reservation without refund will apply. Prior approval for pets is required and there is a $150 non-refundable pet deposit. For long term stays- an additional $100 per month for cleaning. 

​

20. Pest control is done periodically inside the apartment; we are not responsible for any insect’s activity found inside the apartment. 

​

This stay is suitable for Business Travelers, students, families, and not suitable for any parties and gatherings.

BOOKING THIS PROPERTY AND CHECKING INTO OUR HOME, CONSTITUTES AGREEMENT TO ALL OF OUR HOUSE RULES. YOU AGREE THAT YOU ARE NOT ENTITLED TO, NOR WILL YOU SEEK COMPENSATION OF ANY TYPE, INCLUDING PARTIAL OF COMPLETE REFUNDS FOR ANY SUCH DISCLOSURES AS LISTED ABOVE.
